Since its inception, Western Colloid has been recognized in the roofing industry as a leader in Fluid Applied Reinforced Roofing.

Our founder began applying fluid applied systems in the 1960’s. Throughout the West for notable companies like Boeing, Weyerhaeuser, Fred Meyers, TRW, Certified Grocers, Payless, Thrifty Drug and others. He soon became the largest fluid applied roofing contractor in the Western United States.

The Western Colloid brand was born in the 1970’s when he built his own manufacturing facilities. As a successful contractor he understood the need for consistent, quality products; he also knew that in order to help this sector of the roofing industry grow he would have to provide contractor services that were effective and unique.

Today, Western Colloid operates the largest fleet of tankers servicing the roofing industry in the United States. This footing in bulk transportation service allows contractors to keep installation costs low and helps the environment by reducing the use of barrels and pails. Free field inspections, prompt delivery, and exceptional service overall are a few of the other perks we provide to our customers.

We use state of the art facilities to manufacture our asphalt emulsions and water-based fluid applied products. Teamed with companies like Rohm Haas and Dow, we develop and manufacture some of the finest roof coatings available.

The term Colloid in the name simply terms means: A type of homogeneous mixture in which the dispersed particles do not settle out. If you allow other emulsions to sit for a year in the garage they separate, where Western Colloid’s products will still look and perform the same.
Examples of colloids include: butter, milk, smoke, fog, ink, paint, ElastaHyde.

Many of our products and systems are classified by Underwriters Laboratories and are FM 4470 Class 1 approved. Western Colloid has addressed every weakness that exists in common membrane roof systems.

 

One hundred (100) percent of membrane roof are caused by holes in the membrane or from the thousands of linear feet of seams that exist on every membrane roof. There is approximately 1.5’ linear feet of seams for every 10 sq ft of roof. The average membrane today is 60 mils thick and can be penetrated by as little as stepping on a HVAC screw.

Western Colloid’s fluid applied membrane alone is a minimum of 100 mils thick, however the current membrane is fully adhered to, and encapsulated into the fluid applied membrane system creating a membrane of at least 160 mils thick that is virtually impenetrable to foot traffic, plus the Western Colloid Fluid Applied Membrane is monolithic and completely seamless. The Western Colloid Fluid Applied Membrane has none of the weaknesses that exists with rolled membrane. With Western States Contractors the membrane can come with a lifetime no leak guarantee. Imagine having a roof and never paying for a roof repair again.

Western Colloid’s Fluid Applied Membrane System results in a seamless finish making future inspections and maintenance easy. It also means the roof can be resurfaced, thereby extending the life of the roof indefinitely.

Western Colloid’s FARR – Fluid Applied Reinforced Roofing Systems – Are lightweight yet tough, with flexible membranes that are primarily applied directly over existing roof systems. Some are formed with layers of highly waterproof asphalt emulsion and tough polyester fabric then surfaced with an extremely durable acrylic coating. Other systems are fully comprised of high-performance acrylic coatings with tough polyester fabrics. All these components are fluid applied in the field to form a seamless monolithic membrane.

Equally impressive, is that the Western Colloid Fluid Applied Membrane System can be applied over BUR, Modified Bitumen, Single Ply (TPO, EPDM, PVC), Metal Roofing, Sprayed Polyurethane Foam and Gravel roofs.

THE ROOF SYSTEM

What Is Our Roof System?

First, it is NOT a coating. It’s a unique, 50-year-old roof system that is a custom on site manufactured monolithic reinforced roof membrane. By its inherent nature of being fluid applied, it is 100% adhered to the roof substrate without adhesives or mechanical fasteners. It is manufactured with multiple membrane applications of waterproof emulsion with high strength embedded stitchbonded polyester fabric, premium acrylic membrane with another layer of high strength stitchbonded polyester fabric, finished with the top layer of a highly reflective premium acrylic radiant barrier. Once the Fluid Applied Reinforced Membrane Roof system has been installed, the entire roof including all curbs, penetrations, parapet walls, etc., is fully encapsulated into a monolithic, seamless, and almost impenetrable reinforced roof, creating a long-lasting membrane that is approximately three to four times stronger than your current membrane.

To top it off you are provided with the only 100% No Leak Guarantee, No Dollar Limit, Lifetime, Renewable, and transferable warranty on the market. Plus, our roof warranty provides a 2 to 3” hail rider to cover you and your roof for hail damage.

Comparing Roof Membranes

Fluid applied roofing is the oldest and most reliable of all roof systems; the reinforcement of the fluid applied process was perfected by Western Colloid. The fluid applied roofing has been around for well over 100 years, Western Colloid has been in the marketplace for over 50 years, whereas EPDM began becoming popular in the late 60’s, PVC in the early 70’s, and TPO in the early 90’s. *The Fluid applied membrane is built on the current existing membrane after the existing membrane is repaired and made watertight.   This is what provides the total mil thickness protection of 145 to 205 Mils.

**A Mechanically attached roof has anchors throughout the roof at approximately 1 per 4 sq ft. What they call “Fully Adhered” is glued down, however the real adhesion of the roof only reaches 30 to 40 percent total adhesion.

***The Fluid applied membrane is a fully adhered membrane.

****TPO, PVC, and EPDM membranes cannot be renewed and must be replaced at some point, requiring a full reroof which usually requires insulation upgrades that are very expensive. However, the Western Colloid Warranty we issue is renewable at the end of its first warranty period for an additional 10 years. To renew the warranty the roof must be inspected and resurfaced with a new topcoat. This process can continue for the life of the building. Resurfacing the roof costs about 15-20% of a full reroof and does not require a permit as it is considered maintenance.

*****The Western Colloid Warranty is transferrable to new owners for the life of the building. With a Western Colloid Fluid Applied Membrane system a new owner is guaranteed to never have to pay for a full reroof again, only a small restoration and warranty fee.

******Every 15- and 20-year Warranty we provide for our roof includes a 2” and 3” hail rider, respectively.

What Do Mils Have to Do With a Roof

Simply put, one thin (14 Mil) layer of silicone is much easier penetrated than a TPO membrane at 60 Mils, as well a 60 Mil TPO is much more easily penetrated than 110 Mil Reinforced Membrane.

Look for the FM Logo on Western Colloid’s products that hold the Factory Mutual Class-1 approval.
ENERGY STAR
Look for the Energy Star® symbol on the label of our reflective coating products. It means the product meets Energy Star® guidelines for energy efficiency and savings.

THE BEST WARRANTY IN THE BUSINESS (Bar None)

Without Question Western Colloid provides the finest warranty in the roofing industry. When the Western Colloid Warranty is combined with Western States Contractors annual maintenance plan it becomes incomparable to any roof warranty in the industry.
Industry standard warranties mostly require the same following procedures. They each read a little differently, however they require the following:
There are several items not covered by this warranty that are the sole, exclusive responsibility of the Building Owner. In order to ensure that your new roof will continue to perform its function and to continue manufacturers obligations under the Warranty, you must examine and maintain these items on a regular basis:
Owner must:

Retain records related to the Roofing System. Such records include but are not limited to:

  • The warranty document and serial number
  • Maintenance inspection logs
  • Rooftop traffic logs
  • Service logs
  • Invoices for work performed on the roofing system.
  • Inspect your Roofing System at least semi-annually.

This is best done in the spring, after the Roofing System has been exposed to the harsh winter conditions, and, in the Fall after a long hot summer. It is also a good idea to examine the Roofing System for damage after severe weather conditions such as hailstorms, heavy rains, high winds, etc.

Warranty Information

Over the last twenty years, we have only found a few building owners that know what their warranty requirements are. Unfortunately, today with the economy and other changes in the world, roof membrane manufacturers are now denying claims for not following the requirements within the fine print of their warranty.

Do you maintain, the warranty document and serial number for your roof membrane, the maintenance inspection logs, the rooftop traffic logs, the service logs, how about invoices for work performed on the roofing system? Do you inspect your Roofing System at least twice a year and maintain the required pictures and data?

Any and all of these items can limit or void your warranty. Here are a couple more items that can void your warranty:

  • Unauthorized modifications to your roof. (Get permission or direction before cutting into your membrane)
  • Lack of maintenance. (Not necessarily lack of maintenance, but lack of proof of maintenance)
  • Authorized modifications or services that were completed carelessly. (Poor workmanship)
  • Storm damage that’s not addressed. (Building owners must inspect their roof after every storm)
  • Using the wrong products to repair the roof. (Maintenance people mean well, however 90% of the repairs done by maintenance staff are done with incompatible material. They run to the store grab a can of “something”, that states it will repair leaks, they take it back and apply it, and it begins slowly eating the membrane. At this point the warranty rep can eliminate the entire roof or a portion of the roof from being covered by the warranty)

All Manufacturers warranties exclude lightning, gale, hurricane, tornado, hailstorm or other unusual phenomena of the weather, fire, vandalism, unauthorized alterations or repairs, foreign objects or agents, including plant or animal life, environmental fallout or plasticizers.

In addition to the manufacturers warranty, you usually have a 2-year workmanship warranty from the contractor where they will repair your roof membrane due to their workmanship (poor seams or laps or other) for 2 years after the warranty begins. The building owner is still required to pay for any damage to the roof caused by other vendors on the roof (HVAC, Electrical, etc…). However, after two years the building owner is required to pay for all repairs, service, and maintenance for separated seams, tears, flashings, etc.
